Understanding the 5 Levels of Hoarding and the Costs Associated with the Remediation

Hoarding is often misunderstood and unfairly associated only with extreme cases. In reality, hoarding exists on a spectrum. It is commonly accepted that there are five levels of hoarding, with Level 5 being the most severe and what most people typically think of when they hear the word hoarding.

Levels 1–2: Early-Stage Hoarding

At these levels, hoarding may present as excess clutter, difficulty discarding items, or mild disorganization. The home is generally still safe and functional. Cleanup at Levels 1–2 can often be completed in one to two days, requiring fewer resources and less labor. Because the time commitment is lower, these cleanups are typically the most cost-effective.

Levels 3–4: Advanced Hoarding

As hoarding progresses, rooms may become unusable, pathways may be blocked, and sanitation or safety concerns can arise. Cleanup at these levels becomes significantly more labor-intensive and requires careful planning, additional team members, and protective equipment. Projects at Levels 3–4 typically take three to five days to complete. The increased time on site directly impacts the overall cost of remediation.

Level 5: Severe Hoarding Conditions

Level 5 hoarding involves extreme accumulation and serious health and safety hazards. These environments often require extensive sorting, removal of large volumes of material, biohazard remediation, and deep cleaning. Due to the complexity and volume of work involved, Level 5 cleanups can take up to ten days or more to complete. As a result, these cases represent the highest investment in terms of time, labor, and resources to return the property to a safe, livable condition.

While the higher the level of hoarding, the more time and work are required—and therefore the higher the cost—every situation deserves understanding, not judgment.
